Asking the rental tenant to change the utilities into their name and details is always a good idea for both the landlord and rental tenant.
Should anything happen with regards to the utilities at any point. Let’s say for example, there is an electric disconnection or an electrical fault of some kind. If the utility contract is not in the name of the rental tenant, then the rental tenant will not be able to contact the utility provider and isolate what the issue is.
The utility provider will provide them with any information as they are not the person named on the contract. There could then possibly be a delay while the rental tenant contact the person named on the contract, to then contact the utility provider on their behalf. This then becomes more complicated and time consuming and provides unnecessary delays.
Having the utility contract in the name of the rental tenant allows the rental tenant to provide a quicker solution or at least gain the required information sooner rather than later.
Having the utility contract in the name of the rental tenant also gives the landlord peace of mind that should the rental tenant default on any utilities, the rental tenant will then be liable to these debts as the debt is in the name of the contract holder and not the property owner.
